WND provides valuable analysis and opinion on various types of land valuations for both public and private clients, utilizing our comprehensive understanding of land use planning matters along with our ability to analyze time-dated matters. We are often use our extensive private library and full-time librarian as valuable source of historical research information, including many documents which are no longer available in print and which provide useful and necessary background material in valuation proceedings.
Representative examples of lease arbitration and land appraisal assignments include:
WND provided planning opinion evidence for this City of Toronto owned property for a lease arbitration hearing for the renewal of the existing lease. The assignment involved research dating back to the year 1905 to determine the most appropriate use in the year 1967.
WND acted to provide a land use planning opinion on appropriate uses and densities for a tenant-occupied building on Victoria College land in the City of Toronto. The determination of the most appropriate use was done on the basis of a "subjective approach," based upon the existing development on the land.

On behalf of the owners of the lands occupied by the commercial buildings known as Canada Square in the City of Toronto, WND provided a land use planning opinion on appropriate uses and densities for the parcel of land located on the immediate southwest corner of the intersection of Yonge Street and Eglinton Avenue West. Our report examined the planning and development history of the area adjacent to the site, physical constraints associated with the site and presented built form and massing scenarios for the site utilizing comparative analyses of other projects approved by the City during the critical time period.
