WND prepared a new Zoning By-law and Urban Design Guidelines for the Village of Brooklin, in the Town of Whitby, Ontario, focusing on enhancement and redevelopment opportunities, with an emphasis on commercial, mixed-use and residential uses. The urban design guidelines provide strategies to address infill-style development while reinforcing the strengths of the existing village fabric, controlling and shaping new built forms, scale, materials and colour. The guidelines encourage a well-developed streetscape through the integration of simple standards that can be implemented and maintained over the long term.
The Zoning By-law reflects the desired vision for this historic area as reflected in parent policy documents and public consultations, establishing height and setback parameters, including build-to lines and built form step-backs to create improved sky views, light penetration and privacy. Functioning together, the Urban Design Guidelines and the Zoning By-law provide effective tools for managing the physical form of growth to the benefit of future residents and visitors to the downtown.
