Located along the western edge of Port Hope's urban area, Penryn Park Estates has been planned as one of the largest adult lifestyle communities in the province of Ontario. This new community will contain approximately 1,950 adult lifestyle units to be constructed over the next ten to fifteen years, with a variety of unit types, including retirement residences, detached and semi-detached homes, townhouses and four-storey apartment buildings. The community was designed to extend the Lake Ontario Waterfront Trail through the property, and includes small-scale retail uses to serve the community, the expansion of the Port Hope Golf and Country Club to a thirty-six-hole executive golf course and a new clubhouse facility and a 200 room Country Inn with a Convention Centre. The focal point of the community will be the retention of the Penryn mansion, constructed in 1859, which overlooks Lake Ontario and is currently used for weddings and other social events during the summer months.

WND worked alongside AON Inc.'s other advisers and the Municipality of Port Hope to develop the various plans of subdivision and associated planning approvals. In total, Penryn Park Estates required the approval of three Official Plan Amendment applications, seven Zoning By-law Amendment applications, the development of urban design guidelines and the approval of five draft plans of subdivision. WND provided land use planning testimony before the Ontario Municipal Board (OMB) addressing such matters as the appropriate density for the development, watershed protection, construction traffic and community design. WND was pleased with the decision of the OMB which approved the draft plans of subdivision without significant modification to the original design submissions.
